Buying at exactly the threshold is buying with no margin
The requirement is not a peso figure. It is 350 times a number the government resets every December — and it rose 23.7% going into 2026.
Most residency-by-investment programmes state a fixed sum. Buy property worth this many dollars or euros, apply, done. Colombia does something different, and the difference is easy to miss until it costs you.
The Colombian requirement is expressed in SMMLV — salario mínimo mensual legal vigente, the legal monthly minimum wage. The real-estate investment route asks for 350 of them. The permanent-residency investment route asks for 650. Neither of those numbers has changed recently. What changes is the wage they multiply.
The mechanism
Each December the government sets the minimum wage for the coming year by decree, and it takes effect on 1 January. Immigration law does not move. The peso threshold moves anyway, by exactly whatever the wage did.

The increase into 2026 was 23.7%. Not an inflation-tracking adjustment — a policy decision, and a large one. Anyone who set a budget in early 2025 against the then-current threshold and moved deliberately through a purchase found the requirement had moved by tens of millions of pesos while they were choosing between two apartments.
Content that quotes a fixed peso or dollar figure for the Colombian investor visa is accurate for roughly eleven months and then silently wrong. Most of it never gets updated. If you are reading a figure anywhere — including here — the first thing to check is when it was verified. This page says 22 August 2026.
How much headroom
There is no official margin requirement, so this is judgement rather than rule. The reasoning that matters:
- Your deed value is frozen. The threshold is not. The escritura records a number on the day you sign, permanently. The requirement keeps climbing every January afterwards. Whatever margin you buy is the largest margin you will ever have.
- Timelines slip. A purchase that starts in October and ends in February crosses a decree. So does a renewal, by definition, if it falls in a later year than the purchase.
- Increases have recently been large. Budgeting against a small adjustment when the last one was 23.7% is optimism, not planning.
A practical approach: decide what increase you want to survive — model something at least as large as the most recent one — and buy above the threshold that increase would produce, not the one in force today. The threshold check does this directly: enter a deed value and a percentage, and it tells you whether the property still clears after the rise.
The awkward second-order effect
Headroom costs money, and money spent to clear a bureaucratic line is not money spent on an asset that performs. A larger, more expensive unit bought to sit comfortably above a threshold often has a worse yield and a thinner resale market than a smaller one. That trade-off is real and there is no clever way around it — but it is a trade-off you should make deliberately rather than discover.
This is also the argument for asking whether the threshold can be met across more than one property. Two mid-market units usually beat one large one on both yield and liquidity. Whether Colombia permits aggregating them toward a single application is precisely the kind of question we will not answer confidently on a website — it is worth a paid hour with an immigration lawyer, because the answer changes what you buy.
The January ritual
When the decree lands, three things change at once: the peso threshold for both visa routes, the pension-visa income requirement, and every figure on every website that has not been swept. If you are mid-process in December, assume the goalposts move on the first of the month and plan around it. If you are holding a visa that will renew in a later year, understand that your fixed deed value is being measured against a moving line.
