An introducer, not an agent
We are paid by brokers, not by you. Here is exactly how that works and where it might bias us.
This site is run by an American living in Medellín full-time. It is not an agency, it does not hold listings, and it is not licensed to sell you property in Colombia.
What we actually do
We publish the analysis a foreign buyer needs before committing capital to a Colombian property for residency purposes, and when someone is ready to look at real units, we introduce them to a broker we have vetted. The broker pays us a referral fee. The buyer pays us nothing, and pays the broker no more than they would have paid arriving cold.
We are direct about that because the incentive is obvious and you should be able to see it. The counterweight is that a referral only pays if it closes, which means sending someone into a purchase that fails their visa or falls apart at the title study is worse than useless to us. Our interest and yours line up further than you might assume — though not perfectly, and you should read everything here with that in mind.
Where our lanes are
This site covers property selection under a visa constraint. Related questions live on separate sites, deliberately, so nothing gets half-answered in three places:

Our rules about numbers
- Every figure has a source and a verified date. Currently 22 August 2026.
- Peso figures indexed to the minimum wage get re-swept every January when the new decree lands. Competitors' content goes stale in January. Ours is supposed not to.
- We publish no market-average or price-per-square-metre figures, because Colombia has no MLS and any such figure would be invented.
- Where we do not know — and there are things on this site we say we do not know — we say so and tell you who to ask instead.
