The property can be perfect and the application still fails, because of how the money arrived. Six questions, two minutes.

1. Will the funds enter Colombia through a registered exchange-market intermediary — a Colombian bank or an authorised casa de cambio — rather than by cash, crypto, or an informal transfer?

This is the canal cambiario. Money that arrives outside it is very hard to register as foreign investment afterwards, which is the document your visa application depends on.

2. Will the sender's name on the transfer match the name that will appear on the deed?

Name mismatches between the wire, the foreign-investment registration and the escritura are a routine cause of delay and refusal. Funds arriving from a spouse, a company, or a friend create a gap you will be asked to explain.

3. Will the investment be registered with Banco de la República as foreign investment?

Registration is what makes the capital legally yours to send home later. Skipping it does not stop you buying — it stops you repatriating cleanly, and removes a document the visa wants.

4. Will the escritura show the full amount you actually paid?

Under-declaring breaks the chain in two places at once: it can drop the deed below the threshold, and it inflates your taxable gain at sale.

5. Have you confirmed that your purchase timing leaves the registration completed before you file the visa application?

Sequence matters. The application wants evidence that already exists. Several steps cannot be performed retroactively.

6. Have you had a Colombian lawyer — one you chose, not one the seller recommended — run the title study and review the promesa?

There is no title insurance in Colombia. The estudio de títulos is the only thing standing between you and an inherited lien.
